The Certificate of Share Unit Formula (SiFUS) contains the elements of the Schedule of Parcels and Building Plans that have been approved. Accordingly, if the PTG finds the information inconsistent, the PTG may reject the application.
Strata titles will be registered in the name of the landowners/ developers simultaneously with the vacant possession surrender, in line with the new concept of issuance of strata titles.
Landowners/ developers should appoint licensed surveyors, survey deposit to the Land Surveyors Board and determine the share unit formula to OSC before the approval of building plans.
The request for review of the strata proposal plan is forwarded to JUPEM earlier, which is after the completion of the super structure preparation versus the current practice where the application is submitted after the Certificate of Fitness for Occupation (CFO) or Certificate of Completion and Compliance (CCC) is issued.
The application for a strata title must be with a permanent title property. The application for strata titles on temporary land ownership status is no longer permitted.
Charges must be released before the application is received.
